Once a prospective tenant is found, we then go through a complete evaluation process of the applicant(s). This includes a full credit and background check, along with employment and prior rental history confirmation. Based on the information gathered, we will inform you immediately on the status of the perspective tenants. Preparing your property for lease:Advise you on comparable rental rates - Ensure your property meets licensing requirements
- Provide legal disclosures including Lead Paint
- Prepare all lease documents including addendums
- Have tenants purchase renters insurance
- Handle and coordinate all repairs & maintenance
- Handle any emergency situation
- Coordinate renewal of lease
- Inspect and evaluate your property
- File eviction papers when necessary
Coordinate a Smooth Transition: - Handle move-in/move-out inspections
- Provide wide variety of notices required by law
- Coordinate cleaning & transition maintenance
- Provide post occupancy accounting documents
- Prepare deposit & required interest statements
- Pay contractors and other monthly obligations including, CAM charges, mortgage payments, tax payments and association dues, and receive detailed monthly statements
